Foreign Buyers Still Define the Top End of Savyon’s Luxury Market

A Rare Villa Transaction Closes at NIS 17.5 Million

The luxury real estate market in Savyon, one of Israel’s most prestigious residential areas, has seen a marked slowdown in recent years, with very few transactions taking place. Still, the deals that do close suggest that high-quality premium properties continue to attract buyers, primarily foreign residents.

Recently, a luxury villa in Savyon was sold for NIS 17.5 million. The property spans approximately 450 square meters of built space on a 1.2-dunam lot, including a seven-room main residence and a separate guest unit. The home features architectural elements inspired by 19th-century Arab design, extensive use of Jerusalem stone and high-end craftsmanship.

The transaction was brokered by Montefiore Real Estate Group, which specializes in luxury residential properties.

A Thin Market With Very Few Deals

According to data from the Israel Tax Authority, fewer than ten detached-home transactions were recorded in Savyon over the past year, with prices ranging from NIS 10.6 million to NIS 18.4 million, and most deals clustering around NIS 14 million. While higher-priced sales do occur, they remain exceptions.

Prestige Remains, Even Below Israel’s Priciest Enclaves

Despite its luxury status, Savyon’s price levels generally remain below those of ultra-prime locations such as Herzliya Pituach and do not set national price records. The villa was initially listed at NIS 18.5 million and ultimately sold at a modest discount, a reflection of current market conditions rather than property quality.
