Yes, the banks will lend to you

Israeli banks routinely finance foreign residents - at lower loan-to-value ratios than locals. Plan around 50% LTV as a foreign resident and up to 75% once you hold oleh status, and expect the file to be documentation-heavy.

The paper the bank wants

  • Two to three years of tax returns from your home country
  • Bank and brokerage statements showing the equity trail
  • An Israeli bank account and, usually, a local guarantor waiver process

Fixing the currency question

Your income is in dollars or pounds; the loan and the linkage are in shekels. The banks offer foreign-currency-linked tracks precisely for this - mixing a dollar-linked slice with a fixed-shekel slice is the standard hedge we build for US-income files.
