The due-diligence list

  • Land registration: who actually owns the plot, and under which arrangement (Tabu, Minhal lease, or a rights assignment)
  • The building permit against the marketing plans - every balcony you were promised
  • The Sales Law guarantee mechanism securing each payment
  • Developer solvency signals: liens, pending litigation, stalled sister projects
  • Linkage, delay-compensation and cancellation clauses

The clause we fight hardest

Delivery-delay compensation. The statutory floor is real but the exemption language developers add can hollow it out - narrowing that exemption is often worth more than any discount we could negotiate on price.
