The New-Build Buying Process in Israel, Step by Step

From reservation to keys
Buying from a developer in Israel follows a rhythm that surprises buyers from the US and UK: you sign long before the building exists, and the law is built around protecting your staged payments.
The seven stages
- Reservation (bakashat rechisha) and a refundable deposit
- Lawyer's review of the purchase contract and the Sales Law guarantee
- Signing and the first payment (typically 15–20%)
- Staged construction payments, linked to the building index
- Tenant changes (shinuyei dayarim) - your one window for spec upgrades
- Pre-delivery inspection (protocol maser)
- Key handover and registration
Where buyers get hurt
Two places: skipping an independent lawyer because the developer "has one", and ignoring the linkage clause on the unpaid balance. Both are avoidable with an hour of professional review before signing.
